Reasons to Sell Your Home in the Fall + Tips to Sell Before the End of the Year

While most REALTORS® recommend selling your home in the spring and summer months, that isn’t always possible. And, as it turns out, selling in the fall may actually work to your advantage. Why should you list your home in the fall? Here’s a look at a couple of reasons:

#1 Serious Buyer Pool

Not all buyers hit the spring/summer market. In fact, some wait until fall to actually make an offer. With less buyer competition on the market, they believe they can be picky and afford to wait. But, when October rolls around a sense of urgency hits. You see, these buyers want to get into a new house before the start of the holiday season or before the end of the year. With that being said, the buyer pool is serious and will likely act fast now that it is nearly November.

#2 Less Competition

With fewer homes on the market, your home will garner more attention which could result in a bidding war between buyers. Take advantage of this time and ensure your home is more appealing and in better condition than the competition by staging and following the tips below!

Keep in mind; the clock is ticking for those hoping to close before the holidays or the end of the year. To increase your chances of selling your home this fall, consider these tips:

Price Competitively

The fall real estate season is far shorter than that of the spring and summer. That coupled with fewer buyers perusing the market can make it difficult to get your home sold. However, by pricing competitively you should be able to attract the limited buyer pool to your property.

Focus on Landscaping

Unlike spring, fall is a difficult time to keep your front yard looking great thanks to all the falling leaves. However, curb appeal is essential. With that in mind, keep the lawn raked and mowed and add some seasonal fall accents and flowers - mums and pumpkins should do the trick!

Be Flexible and Ready to Move

Buyers out-and-about this time of year typically want to be in their new home in time for the holidays. As the seller, you should be flexible and ready to move in short notice. It could be the difference between the sale going through or not.

Offer Incentives

An incentive may help your home sell even faster. Consider helping the buyers pay for a certain amount of the lender-approved expenses or ask your REALTOR® what they recommend. Adding an incentive could make your home more appealing than others on the market. Are you considering selling this fall?
